Burkholder's HVAC was tasked with installing the proper equipment to maintain critical tolerances for humidity and temperature control for a surgical facility.

This was an engineer designed plan and spec project by Natcomm, LLC, however, with value engineering we were able to save the customer approximately 10% on the overall job cost.

The project consisted of a Camus Gas Fired Boiler connected to VAV Boxes with Hot Water heating Coils and duct mounted Hot Water heating Coils. A McQuay 30-ton rooftop packaged air-handling unit with remote condenser was utilized for space conditioning. An Innovent 30-ton Dehumidification Rooftop Unit for 100% Ventilation Air and Nortec Steam Humidifier were used to achieve the proper moisture levels required. As a surgical facility, this project required critical tolerances for temperature control and humidity control. The positive pressure of the operating rooms was crucial.

There was approximately 1,020 ft. of brazed copper pipe, 625 ft. of black steel threaded pipe and 10,000 lbs. of fabricated sheet metal used for this project.

One of the challenges on this project was the tight working space above the acoustical ceiling in which the MEP Trades needed to have close communication during the installation process to minimize conflicts.

The direct digital controls system with many different equipment manufacturers connected proved a huge challenge to have all equipment communicating properly.

Another challenge was the 90-day construction schedule, in which we had 3,712 man-hours involved.

The project was well managed by Boyle Construction, as well as overall communication between all trades and subcontractors who worked on this project.
